About the project

After delivering phase 1, Jenaco has been awarded the plumbing, natural gas and mixed water system mandate for phase 2 of the Livmore Ville-Marie residential complex. The piping systems specialist is now able to leverage its expertise in high-rise buildings and LEED certification.

Livmore 2 is located south of the first phase, at the intersection of rue Bleury and boulevard René-Lévesque. It is a 46-storey building comprising 424 high-end rental housing units with commercial space on the first floor.

Jenaco has once again teamed up with general contractor Reliance Construction, already involved in a number of major projects in Montreal. The Livmore 2 architectural concept was developed by the NEUF Architect(e)s and Groupe IBI consortium.

Jenaco's mandate for the construction of this high-rise building involves a number of challenges. From the outset, Jenaco team members were dropped into the thick of the action. "Right from the start, we had to install two transfer floors, one for the domestic water network and the other for sanitary drainage," explains project manager Benjamin Mercier.

Then, because part of a floor is built on an existing roof, coordination with the structural engineering firm Elema took place hole by hole to avoid damaging the existing framework. Despite all the demands of this project, floor casts are made every four days. "The rhythm is very fast. We're used to working with Reliance and the LJP formwork team. It gives good results," adds Benjamin.

The type of mandate and the related challenges create a great team spirit. "The guys stick together. And that's not counting the special attention shown by the foreman, who has created a convivial space to relax in at lunchtime, complete with private toilet, washbasin, electric stove, fridge and so on. "Its layout consolidates team spirit and shows that we take care of our world," adds Benjamin, who also salutes foreman Olivier's initiative.

435 René-Lévesque is part of an initiative by real estate developer GWL Realty Advisors, which has developed the Le Livmore brand of buildings to offer amenity-rich rental properties in key urban markets. Toronto has already built two Livmores, while Montreal is set to welcome a second, with delivery scheduled for July 2025. Other buildings are under construction across the country.
