The building is the second phase of a residential program led by developer Cadillac Fairview (CF), linked to the development of the Quad Windsor district, which includes Windsor Station, the Deloitte Tower and Tour des Canadiens condominiums.
The project includes 510 rental apartments, 207 underground parking spaces, a unique European-style courtyard, worksharing and meeting spaces, and wellness facilities. It is the only residential rental building in Montreal to be directly connected to the city's underground network. The tower is built on an 11-storey basilaire in the northwest section of the quadrangle.
Reliance Construction is the general contractor. It supervised the construction of the Towers des Canadiens(TDC). Jenaco continued its long-standing collaboration with this partner, which has been involved in the construction of numerous high-rise buildings in downtown Montreal, including TDC 2 and 3. This new mandate maintains the synergy between the teams involved in the success of this challenging project.
"It's a major project that's progressing quickly and well. It has to be said that many of the players are used to working together and know what to expect from each other," says project manager Nathalie Gordon.
The height of the building and the use of the mixed water network to provide a central heating and air-conditioning system brought a great deal of diversity to Jenaco's brief, while also integrating numerous mechanical elements. "Our mandate involves the installation of several systems. This means we have to touch on everything, which is very stimulating for all our team members."
In the context of the housing shortage, Jenaco is proud to contribute to the efforts of partners like CF and Reliance Construction to fill the need. The design of this building is the work of the architectural firms NEUF and Zeidler. Delivery of this first tower is scheduled for 2026.
