Jenaco’s proficiency in plumbing, mechanical integration, and energy efficiency is being utilised in the prominent “Quartier Atwater — Rental Housing” initiative. The project comprises 553 rental units across three buildings, all scheduled for concurrent construction over a 26-month timeline.
From the initial design and coordination stages, Michel Lachance, construction manager, highlighted the importance of pre-construction planning.
“Within this context, ensuring efficiency and productivity at the highest level is essential to fulfilling the client's expectations for timely completion.”
Jenaco's contract covers the installation of piping and sanitary equipment for each apartment, as well as approximately fifty loft workshops to support local entrepreneurship.
The development of an imposing mechanical room will be another important step for the dozen pipefitters led by foreman Mathieu Côté. This room will house, among other things, the water boosters linked to hot water production as well as the heat pumps dedicated to heating part of the domestic water for each of the buildings.
Led by the developer District Atwater, this real estate complex contributes to the revitalization of a key sector of Verdun and addresses housing issues (20% of rental units are qualified as "affordable with guarantee") and environmental issues. The use of an aerothermal heat pump system to heat a portion of the domestic hot water is part of this approach. It thus helps to improve the building's energy performance and meets the requirements of the CMHC's APH Select program.
At the same time, the recovery and on-site reclamation of bricks from old, abandoned buildings makes this project the largest deconstruction project in Montréal. It contributes to the circular economy and the reduction of environmental impacts.
General contractor Bastium Construction, a partner with whom Jenaco has already completed several major projects, is overseeing the work. “In this context, this is an asset. Together, we form a good team capable of providing reliable and effective solutions.”
