Jenaco and Innoval Invest More Than $40M in the Armand-Frappier Industrial Complex.

Perspective view of the Complex — Phase 1

The project will repurpose a former Hydro-Québec site that has stood vacant since 2020. Located along Highway 30 and near Highway 10, it will feature office and warehouse space for businesses looking to establish themselves or expand on the South Shore.

The National Bank of Canada (NBC) and the Business Development Bank of Canada (BDC) are participating in the project’s financing.

An initial 75,000-square-foot renovation.

Work on the first phase is already underway. The existing building, which is approximately 60,000 square feet, is currently undergoing a major transformation: about 6,000 square feet have been removed, and 21,000 square feet are being added, in part through the construction of a second floor in one section of the building.

Upon completion, this first phase will provide 75,000 square feet of office and warehouse space.

Fransyl, a long-standing partner of Jenaco, will become the first tenant of the complex, with its move scheduled for late 2026. Jenaco, for its part, will settle in during the spring of 2027 and occupy 45,000 square feet.

For Jenaco, this move represents much more than just a change of address. The company, which specializes in plumbing and has been based in Saint-Hubert for 32 years, plans to use this project to showcase its expertise in building mechanics. It will incorporate various solutions designed to improve the energy efficiency of its future headquarters.

A final space of approximately 22,500 square feet, located along Highway 30, is currently the subject of discussions with companies that have expressed interest.

Creating New Opportunities for Businesses.

Behind the real estate investment emerges a shared vision: to develop a space capable of supporting organizations in their growth initiatives.

“When you run a company, your needs are constantly changing. Sometimes you need more space, or you need to consolidate your operations, or find a location that will allow you to take the next step. With this project, we want to prepare for the future and create new opportunities for businesses that want to continue growing on the South Shore.”
says Jean Turgeon, president of Jenaco.

This vision is taking shape on a 325,000-square-foot lot that offers quick access to the main highways of the South Shore and Greater Montreal.

A Second Phase Designed to Provide Flexibility.

The project includes a second phase scheduled to begin in 2027. The investors plan to construct a building of approximately 50,000 square feet.

One of the main advantages of this next phase is its flexibility. The size and layout of the spaces can be adapted to meet the needs of future tenants. In fact, several companies have already expressed their interest.

“Every company has its own unique situation. Rather than offering a one-size-fits-all solution, we want to listen to their needs and see how the spaces can evolve alongside the activities of future occupants. We have an industrial site here that’s particularly well-located and has a lot of potential that we want to fully realize.”
explains Éric Drapeau, president of Innoval.

Bringing new life to an industrial site in Saint-Hubert.

Occupied by Hydro-Québec from 1992 to 2020, the site on Armand-Frappier Street is being put to active use once again.

Its transformation will make it possible to redevelop an existing industrial site, attract new businesses, promote job creation, and continue the site’s development in the coming years.

For Jenaco and Innoval, the Armand-Frappier Industrial Complex represents both a significant real estate investment and a project oriented towards businesses that contribute to the economic vitality of the South Shore.
